Signs your water heater needs attention
Water heaters usually give plenty of warning before they fail. Call us if you notice any of these:
- Hot water runs out faster than it used to
- Water pooling around the base of the tank
- Water that is lukewarm, rusty or smells odd
- Popping, rumbling or banging from the tank
- The unit is more than 10 years old
- The pilot light keeps going out
Repair or replace? We will tell you honestly
A failed thermostat, element or valve is usually a quick, inexpensive repair. If the tank itself is leaking, or repairs would cost more than half the price of a new unit, we will recommend replacing it, and show you why.
| Job | What is included | Price |
|---|---|---|
| Diagnosis & minor repair | Thermostat, element, valve or igniter | $129 - $295 |
| Flush & service | Sediment flush, anode check, safety test | $149 |
| 40-50 gal tank replacement | Unit, install, haul-away, permit | from $1,450 |
| Tankless upgrade | Unit, venting, gas line, install | from $3,200 |
What every installation includes
- Removal and recycling of your old unit
- New shut-off valve, connectors and expansion tank where required
- Permit, inspection and code-compliant venting
- Two-year labour guarantee on top of the manufacturer warranty
Water heater questions
How long does a replacement take?
A like-for-like tank swap usually takes three to four hours. Tankless conversions take most of a day because of the new venting and gas work.
Should I switch to tankless?
Tankless heaters cost more up front but last longer and never run out of hot water. They make most sense for larger households or where space is tight. We will give you both prices so you can compare.
Do you offer financing?
Yes. Installations over $1,000 can be spread over 12 to 60 months, subject to approval.
